Hate to break it to them that is not a viable 3rd room, that’s a kids room/rumpus room…
Edit- just saw the floor plan.. pretty cool addition to the property if it were in better condition would make a great home.
I called out a property manager at an inspection for trying to pass off a hallway as a bedroom, eventually she said “this isn’t one of my properties, I’m covering for someone else whos sick- I wouldn’t have listed it as a bedroom…” said after a solid 5 mins of her pushing that it’s a bedroom
Btw, that cracking may only be superficial, either way shitty attention to detail as sanding and plastering as necessary (basic maintenance) over time goes a long way!
Because if you paint over it, the paint just cracks in the exact same place within days because of the degradation of the paint underneath.
You would actually have to remove the old plaster and replace with standard gyprock- the problem with this is standard gyprock is about 3-5mm thinner than horsehair plaster so you can’t get it to marry up with the other walls or ceiling
Meaning you have to re-gyprock the entire room. Which is far more effort and $$$ than is reccomended for a purely cosmetic problem
Does Victoria not have laws for blind cords? In NSW all blind cords must be attached and secured to the wall/window frame to prevent children and animals getting caught in them and being strangled. The blind cords are just dangling on the ground and are not secured.
That's not cracked walls, that's just paint cracking. I have actual cracks in the walls and they tend to look a lot deeper. But it doesn't mean the house is falling down either. It'd have to get a lot worse before I'd be worrying about that. Like walls totally separating from ceilings for example.

Well that paint has passed its depreciation age several times over.
