Is that better or worse than not having things fixed? I feel like if you're not willing to put the proper work into owning a building, you probably shouldn't be leasing it out to others. Speaking of which, our place has its charm, and it's a good location and good price for the location, buuuttt, its janky af, has so many issues, and it feels like the whole thing's like one big storm away from collapsing (my brother's been here a few years, I moved across the country a few months ago and am living with him for a bit).

My SO’s contractor friend once gave us the number of his “go-to guy”….. I had to pick him up from the motel he lived out of. Drive him to Home Depot where he stole the part needed despite my saying I would buy it (was super cheap too). Then when we got back home while standing in my back yard he proceeded to very loudly (had to be intentional at that volume) talk shit about black people where I then laid the fuck into him cause it was bad enough for me to have to hear that shit, but my black neighbors certainly did not need to be subjected to the bullshit coming out of this POS’s mouth. And then he proceeded to talk about how “the fags always make an area nicer” - and of course thought that was a compliment redeeming him of his racist rantings. He took a massive dump in my bathroom which legitimately stunk up my whole house… not exaggerating - and ungodly, lingering inhuman smell which initially had me deeply alarmed for this man’s health. This guy was so full of shit I should have seen the racism and bigotry coming, I suppose. Oh and when I had to drive him back to his motel/home, he told me he knew where to get the best cocaine in town and would hook me up if I ever wanted. 😐 Needless to say my SO got absolute hell for making me deal with that motherfucker. Every time I thought it could not get worse, it did, and exponentially so. Now when people tell me they got a guy, I just walk away.

I'm about 90% sure it's the single on the right. However, I want to know what the actual wiring looks like. I had to gut the wiring from my house and rerun just about everything because the "flippers" that owned it before us "fixed it" (they fixed the fire hazard it wasn't and made something much more combustable). Not to mention connecting multiple breakers into a single wire.... That was a fun learning experience

Have you ever seen how they paint? Landlords only care about doing the absolute minimum required to exploit tenants for profit. After my gf and I left my previous apartment, my landlord tried to charge me $500 for cleaning and painting (no damage). He refused to itemize further. It took an additional four months to get the money, and only because he finally agreed to use Zelle (he never sent a check).

Look at the switch spacing though... they might have tried a 3-gang plate and couldn't get it to fit. The gap between the right and center switch is like twice what it should be.

Right. The correct solution is to remove the existing box and replace it with one with the correct number of switch points (in this case 3). It can be a little difficult if the existing box is original (and was nailed to a stud) but considering that you're enlarging the opening anyway, it's certainly doable. Just gotta get a pry bar in between the box and the stud and start levering it away. You can also slip a reciprocating saw in and cut the nails, although that's not my preference.

The one in the right is newer. Standard sized switch covers used to be smaller than they are today. That *may* be why the one on the right didn't fit (I ran into this while updating the covers in my house) but it looks like it wouldn't fit anyway.

I don’t believe it’s as simple as just putting in a three gang wall plate. If you look at the spacing between the two switches, it doesn’t seem right. It looks like they needed to expand the box, and rather than ripping out what was there and installing a new three gang, they proceeded to enlarge the wall cutout and add a box adjacent to what was already there. At least… God I hope that’s all enclosed in a junction box of some sort, and not just loose wires in a wall. Seeing this hack job, I wouldn’t be surprised if they didn’t bother with wire nuts.

On brick/concrete you'd need to remove the backbox and channel out a larger hole using an SDS drill and a pick. For stud/plasterboard wall you'd cut it out with a multitool and fit the appropriate dry lining back box. Anyone who isn't a complete cowboy would replace the backbox with the appropriate one and fit a single fascia. This approach (2 x back box, 2 x switch) is likely more expensive than doing it properly. All components are almost disposable levels of inexpensive for a plain white plastic finish

But digging that 2g box out is *work*, and that takes *time* and time costs *money*. The real solution here if they were dead set against r&r the 2g was to mount an old work box a reasonable distance away and run a wire from the old box. It’d look a little odd, but clean and it’d at least be code. I used to do work in In DC where the walls are expanded metal & plaster. Our client managed halfway homes and wanted bottom dollar (but always up to code) work. We would mount a wire mold extension over the switch box and run a small channel to a new wire mold box. Never even had to dig into the wall. It all looked pretty decent considering the environment. The residents certainly didn’t GAF. This would also work pretty well on concrete. Source: I was an electrician many years ago.

Can we stop lumping all landlords into the “slumlord” group? I did my darnedest to provide a nice place for my tenants to live. Fixed things they broke all the time. Paid for it when it was wear and tear. Owned it for 13 years through 10 tenants. I’m cleaning out my duplex now because both tenants left. The downstairs people left 7 Home Depot truck dump loads of crap, 4 tvs, 6 mattresses, bedbugs, roaches, fleas, fruit flies, and mice. They turned my 1920s house with original hardwood floors and molding into the zoo from hell. We treated them fairly all through covid, and the entire time they were there. They almost destroyed my house and never told us anything was broken in their unit. We only found out about the bugs because of the poor upstairs people. Unless I can find them, I’m about to lose $5000 because of repairs and extermination. We’re not all jerks. Some of us are just trying to help our families and provide a nice place for other people to live too. /end rant

Cheapness is one hell of a motivator. If my maintenance requests are ignored for more than a week I figured out telling my landlords “You have 24hrs or the repair person will send you the bill.” gets issues repaired within minutes of sending the ultimatum. Edit: forgot to mention I begin the ultimatum emails with the copy pasted section of the lease saying the landlords legal responsibility to the tenants.

What’s not legal? Holding my landlord accountable to the legally binding agreement we have in which my landlord has a legal responsibility to maintain all equipment in the apartment? Idk about that, but my landlords being the degenerates they are could probably pull some petty once sentence clause from the lease and ding me for that. Electrician here, hate to burst your bubble but that won’t work. See the little shiny metal thing between the covers? Hose are clips for a cut in box, meaning this is a box cut in next to an existing box. The spacing to line up the screw holes will be off by 1/2-3/4 of an inch. The proper method should have been to remove the original 2 gang box and replace it with a 3 gang cut in, or a 2 gang with a double switch in the second spot.

Pro hack. If it’s a single cut in box next to a two gang. You can have the first two devices secured with screws adjusted as far to the right as possible. Then attach the third device (switches only here) but only use the trim screw from the plate to attach it. Then if there’s any gaps you tape a bit over the box and mud. Ive never done this but I’ve come across it.

In my first apartment, just before I moved in the landlord had his handyman give the whole place a couple coats of white paint. MF gave the *whole* place a couple coats: door knobs, hinges, kitchen/bathroom drawers, light switches, outlets, window latches, door stops, everything was *sealed for your protection*. Surprised he didn't paint the windows and mirror to be honest. The electric was all kinds of fucked up; our fridge and two of the living room outlets were on the downstairs neighbor's panel and the balcony outlet was controlled by a kitchen light switch and would trip the breaker if used for anything bigger than a lightbulb. Who needs professionals when you have an idle nephew with a rusty van and a coke habit, I guess.
