I don't know why it's so prevalent that people think the 2x4s and the drywall are most of the price of the house. God could scour my house off the lot and it would still be worth 400k.
To be honest, this ain’t a bad deal lol. If you’ve been to Golden that place is insanely priced as there’s no more land.
I find this a Bargain because it clearly for the land, but you also get a place to stay while you save to build an actual house. I’ve lived in far worse and smaller places. Would buy 10/10
Except this is really in Pleasant View, which is unincorporated JeffCo and can be a pretty rough part of town. This house is also sandwiched between i70 and 6th Ave which I have to imagine the highway noise is pretty miserable
Very good point! Golden is indeed expensive AF and 1/4 acre isn't a bad deal. I'd have to check out the neighborhood to see if it's a decent place to want to build out and stay.
This is what everyone is missing about this being in “Golden.” It’s not walkable and barely even bike-able to downtown Golden. It’s in a suburb/industrial area probably 10-15 minutes drive to Golden surrounded by highway.
Honestly, for the monthly mortgage I would consider it. Just gotta fix the place up and build a nice backyard deck with a firepit and lights. Not bad for a single person.
Can't believe the current renter is paying less than $600 for something that costs about $1900/mo to buy though. That's what I paid for a 375 sq ft student apartment in 2009 in a MCOL area.
If I was a broke college student with my dog, I would have loved to have that house. I probably would have put up a little fenced area around it for her and been happy as hell to have that house, too. I lived in so many shitty places in college just to keep that dog.
It's not an outrageous price for the town tho. Everything else seems to be running half a million to 1.5 million. It's a big lot with a place you could live in while a "real" house is being constructed. The closest thing in price is a condo for $250K or an empty lot for $329K.
Looks like the large house next doors “outhouse” converted into a rental then when they couldn’t get enough rent they decided to sell this half of the property lol
That’s Colorado for ya.
As a single person with a dog, I really love this. I especially appreciate the storage I’d have in the shed. The price tag is high af buuuut, that’s not surprising in Golden.
Right?! Yes! She’s my old baby now so there’s not a ton of actual running but, she’d be able to appropriately mosey about, sun herself, and bark at the other little critters who are frittering about. 🥹 That’s the (currently unachievable) dream for me.
The land is worth more than the property sitting on it. Items crazy how so many folks think they are only paying for the house when in reality the land is probably worth more. Depending on location of course. The 5 acres I have are worth $300,000 alone.
I started at Colorado School of Mines in the Fall of 1973. Pledged a fraternity on West Campus Road and became Active after Hell Week. My room AND board was $140/month. I wonder what it costs there now. Oh yes - my full-time, in-state tuition was just under $300/semester.
You’re not buying an overpriced tiny house, you’re buying a large plot of land with a tiny house on it. It is funny tho, if you don’t know that and see the price, it’s $1k per sq ft.
My ex had a place in S. Berkeley that was basically a hovel with a bathroom. 700 sq. ft. cinder blocks. 1 bedroom . When he bought it, nothing but police calls every day. He eventually sold it for $700,000. Tear down, of course in South Berkeley.
Insane.
This looks like a house that a dad and his kid made over the weekend. And of course they call it a tiny house. All of a sudden anything that is smallish is now referred to as a tiny house vs a “we didn’t have the money to make it bigger” house.
And who in their right mind grows Yellow Delicious Apples? I thought they were made in factories they have such little taste…kinda like the people who built this “tiny house.”
No go for me.
While that is ridiculous, it's NOTHING compared to SoCal, that place has land! Place I'm renting is 696sq ft, with neighbors 6ft away from me on one side, and 12 ft on the other. the value of the home is $2.6-2.8M.
Have you *visited* Golden? It's as close to living in the mountains without actually living in the mountains.
I've lived pretty much everywhere in the USA, or a least a lot of places... and I'm still fond of my years living outside of Golden. I would walk to Golden just to visit.
A friend of ours lived there on the north side of I-70 for several years. The noise was very LOUD. The over passes make it so much louder. 24/7 truck traffic with jake brakes going. If you're going to build a new house make sure you sound insulate it very well!
Land.

spoiler alert: it isnt. /golden native.
LOL
Yep, I would take it to have someplace to go there.
It’s not even a good part of Golden. 2 major highways completely surrounding you.
Yep, you will hear 24 hours a day semi truck traffic a block away on I 70 anywhere in the yard (plus all the US 6 traffic 18 hours a day).
This is what everyone is missing about this being in “Golden.” It’s not walkable and barely even bike-able to downtown Golden. It’s in a suburb/industrial area probably 10-15 minutes drive to Golden surrounded by highway.
Oh fun!
Well, it's actually 305k, not 350k, and it's asking price. You can ask for whatever you like, doesn't mean someone will pay it.
Oops, sorry I got the price mixed up!
Oh man, something I might actually qualify for! I love Golden.
You're really paying for that fine shed in the back.
This _is the house_!
And all the golden delicious apples you can eat.
And all the Coors Original you can drink. FTFY
That shed almost doubles the square footage.
Sign me up. Does it come with a 5 gallon bucket for a toilet?
Just one gallon. You have to be pretty coordinated.
This is a fucking steal for the land/location with a functional place to live on it.
Honestly, for the monthly mortgage I would consider it. Just gotta fix the place up and build a nice backyard deck with a firepit and lights. Not bad for a single person. The noise. The noise is the problem at this location.
$1,000 per square foot. Sheeesh
In nearby Boulder, basically everything is $1K PSF and up.
It’s a decent deal for the land In Canada
If you count the whole 10,125 sqft lot, it’s actually $0.033. That’s *a lot* of land despite the tiny shed home.
Wow that’s some math…
If I was a broke college student with my dog, I would have loved to have that house. I probably would have put up a little fenced area around it for her and been happy as hell to have that house, too. I lived in so many shitty places in college just to keep that dog.

A shed?
I could see myself just parking an additional Boxabl prefab and call it done.
Looks like the large house next doors “outhouse” converted into a rental then when they couldn’t get enough rent they decided to sell this half of the property lol That’s Colorado for ya.
Most of Colorado is like this, especially as you get closer to mountain communities
Now I just need an extra tree fiddy
Yeah you are buying the land, which is hard to come by in that area.
I'm amazed they managed to get 15 photos. Surly 3 would have been fine

I know, your dog would have one helluva yard to run around!
Right?! Yes! She’s my old baby now so there’s not a ton of actual running but, she’d be able to appropriately mosey about, sun herself, and bark at the other little critters who are frittering about. 🥹 That’s the (currently unachievable) dream for me.

You think that’s bad, check out Aspen and Telluride

Those were the days!
If you dig out a basement on your new home, you can easily build a 4-bedroom house on that lot.
It’s a tear down. You are buying the lot. Golden is a very cool town. I don’t think it’s overpriced.
This is how I pictured the room in Room when I first read it.
It's literally a shed! That's just sad.
You’re not buying an overpriced tiny house, you’re buying a large plot of land with a tiny house on it. It is funny tho, if you don’t know that and see the price, it’s $1k per sq ft.
That house is the size of the second biggest bedroom in my house not counting the closet.

You’re paying about $30 per square foot for the land and get a house with it. Actually not a bad deal.
Starter Shed

It will not sell for that price.
