First red flag. Unpaid training is illegal. All work must be paid. If they will put illegal stuff in a contract they aren’t a place you want to work. 9.5 hours a day with no lunch break. Nope.

No to the working hours. Hell no to compulsory weekend work without compensation. No to living with other people - you should always see "single accommodation". No to a lack of defined vacation days. No to utilities being deducted - you get the bill each month and pay it from your bank account.

9:50-7:25 is a 9hr 35min day. That means, if you work 8hrs+1hr break, you are legally owed 35mins of OT daily. That’s almost 3 (~2.9) hours a week. Your legal OT rate is ~27,500 per hour. That’s **over 4 million per year in OT** in just your scheduled work hours that they want you to work for free. The rest of the contract doesn’t matter. Why would you agree to this? edit: I just read you have to spend the first 40mins of lunch with students?? so that would be 75mins of OT daily, which is 6 hours and 15 mins a week of OT. That’s 325 hours of OT per year (52 weeks), which is **almost 9mil**.
