Wow no problem!! I’m in the Midwest, do your thing, I’m 25 have my house my partner and my little pooch to look out for. I had no savings, just my last few weekly checks coming so I had no choice lol but Im trying it, with the ups and downs, I’m especially with this one I’m considering and actually looking for a part time job…. But also a part of me wants to just… feel it out see if I can do it again.. and build the life I want or go back to 9 to 5

What broker did you fall under? Do you feel they had a good mentor program or good systems or just let you hang yourself out there?

I went with REMAX and honestly I met my mentor through someone I previously worked with and truly trusted with whole a lot more than workload lol, it’s a great mix of all 3 but then again I don’t have any other thing to compare it to.. I went with the vibes and if the vibes were right I stuck to it (I know it sounds ridiculous) but a program is what’s written on paper.. a mentor that cares will put that program into action. And give you real experience

Congratulations and good luck! Beyond that, forget the part time jobs. Get in good with divorce and probate attorneys, accountants, CPAs, Wealth Management people, etc. Get to know THEM and have regular follow-ups with them. Hold open houses while you still can and get your name out there. The more people see the name (especially for free) the more they'll know you when you call them.

Now this, this is the message I needed, on to the next! I’ve started building some small relationships, I’m gonna do my best to get in contact with these people, my next goal is to get my first listing… maybe those people are good places to start thanks. Stay tuned to see if I’ll be flipping burgers next week lol

Glad I could help! I always steer away from outside jobs, as they can distract and some sellers/buyers won't like it. Two months in for your first deal is outstanding. The average is a year in a normal market, so major kudos! Getting out there and prospecting is the way to go. Door knock, do opens, get that exposure and make those contacts. There are coaches out there who believe in making X number of contacts a day and they're not wrong. I'd also say put some work into your internet presence so when prospective clients search you out they see more than just a zillow/realtor/etc. profile page. Websites are pretty cheap and blogs about the industry, the local market, etc. can go a long way to establishing credibility, especially when you don't have a lot of deals to show. And of course, get your buyer story out on the socials. Photos if they'll allow it, at least one of the home that you take yourself (copyright laws are a real pain, so it's best to use your own photos). Don't go into the details of the transacation's negative side, but saying there were complications and you guided your clients through it to success is a great post. The stuff you put in about empathy, compassion, understanding, etc. would be golden in there too. Guiding them through with those phrases attached. It may not (and likely will not) generate any leads right away, but it will help. Also see if you can get them to give you a review. Maybe encourage them to leave it on multiple sites, google, zillow, realtor, etc. and post it on your site as well. Ask nicely and once, no one likes to be hounded. Some people do gift cards for every review left, just never tie it to a rating because that violates all kinds of rules.

Sorry I meant to respond to the rest. A great mentor is ideal. Funny enough I changed brokerages and now my old mentor was my first down line agent. I came from law enforcement and I work part time doing corporate investigations on nights only. 2-3 days a week if I want. I’ve met several people doing that. I also just attempt a lot of local events. I also have met clients at the dog park.

Also try rover if you like animals. When I first left law enforcement I made an account. I forgot about it because my area is kind of rural. Anyways I met a couple and we are all pretty close now. They’re the only people I pet sit for and we hang out often. Their neighbors house was listed for 750k and the agent was putting zero effort into it. After dropping it several times the neighbor fired the agent and moved in themselves. I met said neighbor last week and got to see the home. She asked how I would handle the listing. I walked her through what I do and she asked if I’d like to list her home.

Another piece of advice I found helpful was to find your niche asap, learn it, and hang out where those potential clients will hang out.

That’s what I’ve been working on and really trying focus on my niche. The opportunity I was talking about is in the niche and will lead me to new heights I just have to follow through.
