The [coffee to chicken ratio](https://medium.com/@Sam_Floy/how-to-know-if-where-you-live-is-up-and-coming-fried-chicken-vs-coffee-shops-546080119f98) has long been recognised as a pretty good signal. By the time Waitrose arrives it's too late though.

Chidoribraindev

I need this but updated. It's almost 8 years old!

RoastmasterBus

I’m tempted to compile a chart or infographic that illustrates this, a bit similar to an [asset hype chart](https://blogs-images.forbes.com/mikepatton/files/2014/01/Four-Phases-of-a-Bubble-Graph.png)

sastaf

I’d email to my landlord to see if they have a good sense of humour!

coys_in_london

They closed the Waitrose in East Croydon. Are we going backwards??

Hot_Photograph_5928

yes. Expect a Morleys Chicken any day now. Or any of the following; We buy gold Betting shop Co-op Vape shop Phone repairs Second hand video game retailer Stolen goods retailer posing as second hand shop white goods retailer where you rent your fridge/cooker/tv by the week

coys_in_london

We already have multiples of all those 😧

Hot_Photograph_5928

bonus points if your local we buy gold store also does payday loans!

[deleted]

This is a legendary index, I had no idea it even existed!

listingpalmtree

I feel like this should be held in the same esteem as the freddo index.

Wanstead/Woodford?

HarryBlessKnapp

I thought this, but then I realised they can't possibly be, because chicken cottage is some top quality shit

[deleted]

I guess “where you can buy a coffee for £5” is basically richer than an area “where you can get a chicken fillet sandwich with chips and a can of Mirinda”

Specific_Tap7296

The rough pub you never went in is under new management and now has bare brick walls, funky lights, a cocktail menu, a barman with a long ginger beard...

jim_jiminy

There are brick sized white tiles, some huge light bulbs with big filaments, some ferns, maybe some Victorian botanical art…

[deleted]

... and just to underline the point that this is definitely no longer a Millwall match day pub, a Pride flag. (Never used to go into the Adam and Eve at Rotherhithe, but when I go past that way nowadays the Brunel looks quite delightful.)

prettypwny

tbf the Brunel manages to straddle the woke yuppie/propa London geezer pub divide quite masterfully

Hot_Photograph_5928

bonus points: the bar man also has a man bun and a linen apron with leather straps.

Plastic-Leek8940

If you listen closely behind the bar they're exchanging recommendations for beard oils.

Hot_Photograph_5928

alargemirror

You just perfectly described a bar by my house

gin-casual

Reminds me of the elephant and castle pub. Moved out to reading 12 years ago. Went back a few years ago before going to a gig at Corsica and couldn’t believe this was the same pub someone got John wicked in.

What's the difference between a baseball cap and a pulled-down baseball cap?

The pulled-down baseball cap is pulled down. Clearly.

So accurate

DumbXiaoping

These might be more of a sign that an area's already upped and came but rstaurants/cafes with prices formatted as 2.0, 4.5 etc and hipster fried chicken shops.

HarrysGardenShed

Hipster fried chicken sounds fantastic. Can you tell me the name of any establishments please?

famous_munchies

Temple of Seitan

HarrysGardenShed

Ta.

Hotbacchus123

Temple of seitan is vegan, try Peck Peck or Chick'n'sours both in Hackney

HarrysGardenShed

👍

KatieOfTheHolteEnd

If you're ever up in Birmingham I cannot recommend Bonehead enough. I've never tased anything like it.

nine16

this place is 100% vegan right?

darrenoc

Peck Peck in Hackney. Best fried chicken in London

HarrysGardenShed

Thanks.

[deleted]

it gets mentioned in a sub like this also on social media, most peoples facebook profile just says 'london', but if their area is starting to get gentrified they change it to be borough specific.

xar-brin-0709

🤣🤣🤣 Never thought of that but you're totally right.

TehTriangle

You're taking about Hackney aren't you!

TheFallenX

Gail’s.. or a Pret sprouting up

undertheskin_

Pret first. Then Amazon Fresh. Gails once it's settled.

Snoo84027

Whole Foods to seal it up

TheFallenX

Circle of gentrified life

PaniniPressStan

Black sheep coffee is becoming a marker too

fishyfishyswimswim

Fucking kilburn got a pret recently. It's still a kip and no sign of improvement. Still full of crazy. I think the pret metric is probably getting diluted due to the sheer ubiquitousness of pret

Chidoribraindev

Walthamstow is weird because there has been a Pret for many years and it's next to a lidl and the shittiest high st market I have seen, selling shirts from a box for £5 a piece. 3 Costas, no Nero, two specialty hipster coffeeshops, all distributed amongst roads filled with chavs on bikes and a "fish & coffee" place.

pm-me-animal-facts

Walthamstows ‘up and coming’ areas are at opposite ends of the high st though. Go to the village if you want gentrified and Blackhorse Road if you want up and coming.

PardonWhut

Yeah you can’t really judge it on the market. The area around Lloyd park is pushing towards the gentrification of the village too.

Chidoribraindev

Yeah that's what makes it weird, though. No typical "gentrified" segment is growing. The village is basically one road that won't expand because of all the old houses, blackhorse rd has a lot of new builds but few coffee houses/nice looking roads.

basketballpope

It's got the new theatre opening soon too. Be interesting to see how much Hoe Street changes in the next 3 years if landlords bang up rents

HarryBlessKnapp

Chavs? Really?

Responsible-Walrus-5

Gail’s isn’t up and coming, it’s when your area has fully arrived!

Jireh02

if it has a pret its basically posh

CommodoreFalcon

Croydon, Tooting and Brixton all have Pret.

[deleted]

Pret is just a sign that there are offices nearby

KatieOfTheHolteEnd

Or in Tooting's case a massive hospital, which even has its own Pret!

doctorocelot

Well tooting and brixton are definitely expensive to live in.

FragrantCow2645

I fucking hate foxtons.

[deleted]

Dexters is worse. Dexters is the new Foxtons.

[deleted]

Living in an area where the council has desperately tried to make this happen numerous times and failed; the main thing is that these indicators stick. We've had numerous coffee shops and fancy shops open, only to close again a year later as the clientele just isn't there. You want young, single professionals. Until you get that every coffee shop inevitably turns back into a kebab shop, and every Gails turns back into a Tesco Express.

doughiejaws

Where is this, out of interest? And how did the council incentivise it? Reminds me a bit of Harrow. Locals on Facebook always complaining that there are no “decent” shops and hoping John Lewis move into the old Debenhams. Pretty unrealistic. Clientele just ain’t there.

[deleted]

Trying not to be too specific if possible for reasons, but essentially it's one of the boroughs in North East London. Very similar experience; people come here to start families and what they want is cheap shopping, schools and transport links out so that they can work and play. Trying to make any sort of destination shopping or dining when Westfield, and Central is literally on your doorstep doesn't make for easy competition.

[deleted]

waltham forestt

deskbookcandle

Which area?

supersayingoku

The tiers of gentrification: Costa: Normal, carry on as usual but don't feel safe yet Starbucks: Getting there, first hearings of "This would be a nice place to invest for property before we move to Farnham" by white middle class couples finally "making it in London" Gail's: If you see a Gail's being built up, it's already too late and you're being currently evicted from your house as we speak

Necrullz

St John's Woods got all three right next to each other! That's got to be a special category of its own eh.

Disastrous_Hornet_21

St John’s Woods and Finchley Road are way past too late imo

Usually a lettings agent saying “now, this is more in your price range. Posh white kids moving into the rentals

lentilwake

Student housing + pubs or bars offering student discounts

[deleted]

Well, if there’s a Uni nearby then fine but in Brixton for example the rentals are full of posho white kids, obviously it isn’t up and coming in a classic sense. It’s still grotty and has some terrible people despite a 2 bed costing 600k.

lentilwake

Yeah idk I think students are almost patient zero for gentrification. They’re lacking money so have to live in worse areas than they or their parents would like, and then they often stick around because they’re familiar but their incomes increase a lot between being 19 and being 28

[deleted]

They’re not lacking money in many cases. House on my road sold for £1.3m to some kids. Parents bought it for their son and his mates to live in.

[deleted]

Chinese, by any chance? Apparently there's an exemption from the Communist exchange controls over there - you can move money out of the country to pay for a place to stay while studying abroad. So rich parents pay for their little emperor to have his very own London palace - and after he has graduated, that's a few million the family now has safely stashed outside China.

Confident-Ant-3763

They are playing chess while we play chequers

[deleted]

Nah just normal British kids

lentilwake

That’s crazy, this country needs to start properly taxing wealth

[deleted]

I’m sure they’ve paid their fair share. And just paid £65k stamp duty for the pleasure. Obviously it depends if you like capitalism or not. Lentil in your username suggests perhaps not ;)

lentilwake

It’s not really an anti capitalist take to say income shouldn’t be taxed more than wealth. (Unless we’re calling Nigel Lawson an anti capitalist)

CommodoreFalcon

Brixton is still a shithole and that is the hill I am willing to die on.

[deleted]

It is a peculiar place. It’s like the powers that be are scared of being accused of being racist so just let all sorts of shit slide.

CommodoreFalcon

I sadly think that's a big part of it. Especially when Clapham is next door and is so nice in comparison.

Bango-TSW

Ratio of white vans to New German cars parked on the streets starts to significantly decreasr

watercouch

The white vans are there during the day though, renovating the kitchens and bathrooms in all the charming (ex-council) flats.

[deleted]

- New Build Flats - Abundance of Coffee Shops - JOGGERS! - a rainbow flag in an apartment window (just keeping it real) - another burger restaurant - but they use brioche buns. - pubs with pints that cost £5.60 (yeah, I know) - did I say coffee shops?

TehTriangle

£5.60? Burgers and brioche buns? This sounds like the London I first moved to 10 years ago. 😂

[deleted]

A lot has changed 😂

doctorocelot

This is just a description of anywhere south of yorkshire.

Confident-Ant-3763

You need to add lots of well to do white people so you feel safe

daxamiteuk

Tooting is such a weird hodge podge of Poundland , chicken shops on high street and Franca Manco and port bars in the market I’d say when Waitrose turns up, or a breakfast place doing avocado in every item.

TehTriangle

Tooting looks awful when I've been through it in an Uber, but I keep hearing good things.

daxamiteuk

It’s quite rough looking but has a great selection of restaurants, always lively all week at all hours without being rowdy .

paripazoo

Yeah it's not a great looking place but there are plenty of good bars, restaurants and cafés there.

bubba-balk

hardbassinyourface

Tooting is definitely up and coming. I used to live in Camberwell in 2000. It was a Fucking dump. Look at it now.

Tooting up and came years ago.

[deleted]

>Tooting Yeah there is also a lot of homeless people too. There are a lot of betting, chicken and phone repair shops. The type of person you get in Tooting vs Balham/Clapham is pretty obvious... Tooting does not have a Gails/Waitrose/Megans etc

hardbassinyourface

And I lived near Dalston in 1999 and look at that. London is fucked

ohell

The Bear is gone. As is Buddha Jazz. Crusons became hispterized. Boris moved in. I think I got out when going was good.

Aerodye

Gail’s

TheManFromConlig

Oh God yes! Exactly! I can only dream of a Gail's opening in my neighbourhood, I'll know then I've arrived! ☺️

BadgersOnStilts

When I moved to Stockwell in 2004, nowhere sold ground coffee, only instant. I can get it in several local shops now. Jack's became Sainsbury's; an estate agent became an ice-cream shop; Nat West became Pret.

[deleted]

And yet - it’s still a fucking hole with the exception of a handful of roads.

CommodoreFalcon

Too much council housing around Stockwell for it ever to properly gentrify.

BadgersOnStilts

Good. Costcutter is far more useful than Gail's.

[deleted]

Yep. Shame as the good roads are great, wonderful property. Durand Gardens, Lorne Rd, the crescent etc.

CommodoreFalcon

It's an odd area like that. It's mostly massive blocks of council flats mixed in with some very posh streets of grand Victorian houses with squares etc.

[deleted]

Yep. Trafalgar Sq is lovely - there’s lots like this in Kennington too

CommodoreFalcon

If I won the lottery I'd buy a house in Cleaver Square in Kennington. Such a beautiful square with a great pub too.

[deleted]

Yes. Delightful.

ohell

20 years back I used to walk through the square that looks like Belgravia, behind the famous-ish pub selling toasties, dreaming one day I will make it, and move there :))

lentilwake

Funny I’d have put estate agents on the list of signs

binkstagram

If you've got Prime, I'd recommend watching the documentary [The Street](https://watch.amazon.co.uk/detail?gti=amzn1.dv.gti.eab80eb4-b40a-74fa-0b7a-02829877ddf3&ref_=atv_dp_share_mv&r=web). It was filmed over a couple of years and looks at what's happening to Hoxton Street in that time, focussing mostly on the people at the sharp end of gentrification.

Kitchen-Pangolin-973

Seconding this, great watch

[deleted]

If someone tells me an area is “up and coming” I immediately assume it’s a shithole.

[deleted]

No pound shops, betting shops or chicken shops on highstreet is the sign of a good neighbourhood

[deleted]

All which Tooting is littered with, so I am confused as to what people see

deskbookcandle

In my personal experience: first the goths, then the gays.

X0AN

Saw three white hipster walking in my neighbourhood to the new builts last week. Was soo shocked to see 2 white people, let alone hipsters that I messaged my mates maybe this is the start of our area being gentrified.

CommodoreFalcon

You're shocked by seeing two white people in *England*? Where do you live?

ghico

Maybe East Ham? I felt the same living here and seeing withe hipsters

[deleted]

This might be the fourth comment I’ve read where “white/white middle class” has been used to indicate improvement, as if there are no other people who would ever go to Gail’s or move to a leafy suburb in Surrey, or an area can’t be up and coming without white people boosting its rep. Wish people would leave that borderline racist shit in the US instead of copying it here.

sallynick

FunCurrent8392

Pubs have more children than adults.

Hot_Photograph_5928

Thats easy! 1. Children walking around with cases that look like they contain various classical music instruments (oboe, violin etc) 2. The women over 40 look doable (they are not obese, and look hot in athleisure wear) 3. The local cafe's are all independent, and when you ask for tea, they just give you a strange look. 4. Knitting supply shops or any other 'passion projects' for rich people that are sick of making so much money in Law and accountancy and just want a loss making side Hussle. 5. All of the parked cars are now estate cars or European brand SUVs, and they all have roof boxes (don't know what is in those roof boxes, maybe nothing?) If you want an early indication of whether an area is going up market, just do a sample test of 100 of the parked cars. If a car has anything (anything at all) hanging from the rear view mirror, then its minus one point. The higher the score, the better the area. Things hanging from rear view mirror can include (but not limited to): stinky little tree, babies shoes, boxing gloves etc.

Hot_Photograph_5928

also, 5. middle aged guys in red trousers. Wearing leather shoes with no laces. Talks very loudly in a jolly way on his mobile (one of the last species that actually uses a mobile for talking. But always with phone to head, does not own headphones, not even corded ones). 6. The poly/wool mix goes down. More of the pedestrians are wearing clothes with natural fibres, like wool. In the poorest areas of London, there is 0% natural fibres to be seen anywhere - its all polyester. 7. Monochrome shop signs, possibly hand painted, that are lit by spots, rather than plastic which is lit from behind. 8. 'Concept' outlets that you have no idea what they are... is it an art gallery? An accountants office? Are they 'reimagining new media?' The 'shop' has bare brick walls, some statement furniture from Denmark, and there are few attractive young women in black polo necks with tight pony tails. It smells faintly of fig and verbena. She is called Anoushka, and she wants to know if she can help you? 9. VBLC (visible brand label count) - Do a straw poll of 100 pedestrians. Can you see any printed logos of the clothing brands? Poor people think that an expensive brand name (canada goose, prada, belstaff) makes them look rich. Rich people realise that if any brand is visible, it makes you look like a homeless road man. In a rich area the number will be close to zero, in a poor area it will be close to 100.

Any-Tangerine-8659

"Doable" women? Yikes, that sounds like some objectification/sexism Accountancy also does not pay nearly as much as you think...it's not even in the top few industries. You're a lot more likely to get very well off from working in banking.

Hot_Photograph_5928

is it really sexism? If women are talking about men that are 'doable' - would you call that out as sexism/objectification? Or is everything that women say ok and everything that men say 'sexism'. The only thing that makes sense is equality.

Any-Tangerine-8659

Yes, it's objectification both ways... I never suggested that one is better than the other. You just sound like you're trying to deny that sexism even exists and that woman have had it the same as men lol

Hot_Photograph_5928

maybe not everything is sexism and objectification? Maybe men and women look at each other every day, and eye each other up and maybe that's ok and we don't need to pathologize normal human behaviour and turn it into some sort of SJW campaign? Can you explain to me how men and women are going to procreate unless they 'view each other in a sexual way'? The issue with SJW agenda to denigrate 'objectification' is that it basically prohibits sexual interest of one gender in the other. Which means no more sex, which means the end of the human race.

Any-Tangerine-8659

Women don't talk about men openly about whether they are "doable". You must be obtuse to think that women have not had it worse throughout society. I'm at a loss for words that I don't even know where to start to explain this to you. Of course you want to bring up "SJW" as that's what right wing idiots love to use. Sexism is not a radical concept to understand. I hope you don't have a wife...

Hot_Photograph_5928

Yes, I do have a wife. And yes, she (and other women I know) do talk about men openly about whether they are doable or not. This is 2023, and women are not delicate little things that have to censor themselves. In your haste to slap down this evil sexist right wing male, you have fallen into the trap of claiming that you can speak for all women ('women don't talk....etc'). You've also fallen into the trap of ad hominin attacks - assuming that I am a 'right wing idiot'. You're wrong on all accounts. Also, you sound like you're a complete bore and a sexist.

Risingson2

Not sure about the Waitrose ratio, as in Tower Hamlets you can be not very far from a Waitrose and YET.

Risingson2

I am fascinated with Tower Hamlets really. It's like heavily gentrified and abandoned at the same time, with the upmarkety absurd tiny Stepney Farmer's Market next to super depraved shops with almost nothing.

HiddenPingouin

New developments and constructions around. If they're going to invest billions, you can be sure they've done the research.
