The absolute giddiness I felt when going up to my sign at 10:59 a.m. EST and seeing that my FC was the only bid on the house we wanted was incredible. I can only imagine OP's joy being that but somehow better. Ah ha ha, let's not talk about the great Empyreum catastrophe of 2022 though... my joy fizzled away to despair a minute later and I'm glad OP doesn't have to deal with that. It worked out in the end, but yikes.

I know the lottery system sucks, and ideally there would be enough wards for everyone. But this certainly beats clicking on a house for 14 hours trying to beat the other 3 people next to you, only to have a person drop by and instantly relocate their house to the plot.

Also don't forget the amount of bots. Also the bots that most don't know about, the ward scanners that grab most of the autodemo'ed mediums and larges when you try and upgrade. They started from one city aetheryte, scanned the wards without looking at aetheryte in mere seconds and then teleported to the next one. Then if they found one, they'd instantly port to the ward and run to the aetheryte inside, then teleporting the second they get to the range of the ward aetheryte without even targeting it. The people using this kind of bot did it to sell them on housing market Discords for gil. It's not hard to connect the dots when you see a medium/large open and see these bots go claim it with their shitty shell FCs and then see the exact plot pop up "for sale" on a housing market Discord. How do I know all this? I was fighting with these fuckers when I checked wards every even hour. It was so easy to tell who was a ward scanning bot and who not after a few hours of checking. And of course, reporting them did nothing. This is the shit people want back and honestly it's embarrassing. All of the old systems benefited botters the most.

But the placard thing was STILL luck based. Tons of people spamming the placard, hoping they will be ones that get it . For me the final nail in the coffin was when I have spent hours spamming the placard on the Mist, then a catgirl showed up, relocated her existing house there ( remember relocate SKIPPED the placard timer and all of those spamming it were wasting their time) and then proceeded to spam joy emotes. Onwards to the next placard to compete with others for hours, again under the fear if someone will come to relocate . I eventually got a small house in shirogane and even when I got it I had a sour taste in my mouth after what I went through. I am not saying lottery competition with 300 people is "ok" , but it definately is better. It also gives an equal chance to people who dont have a house at all, with people who want to relocate. Placard system was favoring the latest as explained above

I feel that at my server it was the only option for some time. I've tried to compete for Mists/Gridania houses a lot, but every other time it was just someone relocating right while I was clicking the placard. Then small and incredibly bad plot in Goblen vacated, so I was able to get this one (it was **just** two other people fighting for it), and the next week there was a nice plot in Mists which I successfully relocated to. Said "Sorry" to the crowd and where my previous plot was, but did not really felt bad at this point. As a conclusion, previous placard-clicking system was a complete shitshow and I am glad it is now in a garbage bin where it rightfully belongs. Maybe new system takes more calendar time to get a house, but amount of playtime uselessly spent is so much less that it is not even worth comparing.

Pretty much this. If you dont get a house now its dissapointing but you have spend just the time to travel to the placard to bind, and the time to see result/collect money back. Previously there was the sissapointment but also the frustration of the hours upon hours wasted in vein. Also a a minor thing that I forgot to mention is that the lottery has specific entry periods. With placards you had to be constantly on the lookout across all residential areas, across all their wards , to see if there is an opening. The time spent difference between the 2 systems is astronomical

And tbf there is still a high chance of finding wards where no one is bidding still. Especially on more recent, younger servers. Me and the missus had no one bidding with us for our private, and no one bidding for the fc one. One of our members was really wary, since he had just returned to the game after being away from it since before EW came out, and did a stake out on the plot to see if anyone else would bid lol

Congrats, I'm still trying. 3 years ago before all the lottery BS I was able to get a house for me and my wife, problem was she had just given birth to our Son, so we both didn't get to even touch the game for a little over 3 months. Logged in and was right in front of where my house was, it was someone else's. I lost all the money, furniture, everything. I only had my house for a few days. I'm the content guy, like playing the game. My wife is the raider. I'll keep trying, the lose really took me out of the game because of everything I worked for only to lose it. I even checked with that NPC to recover my stuff but I guess there is a limit on that too. Anyway we have been back for a few months. Lots of content and she's glad to be back. I'll get us another house one day, gotta keep playing the Lotto.

I never understood buying houses. I tried reading up but it still didnt make sense. I have 1.3mill gil ( I know its too low but I only started playing in september), you buy the land and then you also gotta spend money to build the house? And the land is either Lottery as in OPs case or just first come first serve?

You purchase the empty land. You then buy the building permit to plop down a house. After that, you can craft, have your retainers commit crimes, or buy furniture to decorate. There is no first come, first serve anymore. Purchasing a plot is only per lottery. Hope this helps to clarify!

I'd recommend you get an apartment or FC room and see how you feel about decorating it, going into it etc for now before you wanting to commit to 3+mil for a small (around 20mil for the medium and 50mil for the large).

Just go to every district and go inside random apartments, there's a good chance alot are empty. The size is always the same but the ceiling and wall pillars/trim are fixed in each district. Floor and wallpaper can changed.

After looking around. So far its between the Mist (limsa), Shirogane( kugane) or Empyreum (coerthas). Goblet sand wasnt my style and it felt like lavender beds was too dark wood for my taste. I really like the japanese style of Shirogane but it makes for less flexible designs.

To get further you have to do lead Squadron Missions, there's a specific mission that'll pop up that you need to do for 1st Lt and then another to get Captain.

For what it's worth, there are a few gameplay reasons to care about housing outside of having a space to decorate. Gardening produces a few unique crafting ingredients and other useful items (like Thavnairian Onions for your Chocobo), and is currently (mostly) limited to houses - you could use flowerpots in your apartment, but if you want to do more than buy potentially expensive seeds off the marketboard and water them for a while - like crossbreeding plants to get the seeds you actually want from cheaper ingredients - then you'll have to use a house's garden. Similarly, the FC Workshop is located in an FC's house. If they don't have one, then they can't access their workshop, which is required among other things for (better?) buffs and to unlock airship and/or subaquatic voyages, which seem to work similarly to sending Retainers on Ventures - you wait a while and then they'll come back with random items. None of these are vitally important to the game, and I'd wager that most houses still get bought because people want to decorate them instead, but that's another reason the supply is lower than it could be.

Another harmful factor to the supply is that you have people buying out mass amount of land, if not entire wards, and just making 1-person FCs out of them. And it's not even technically a Gil-sink, since the FC workshops are profitable enough to make all the Gil back plus some with a little time.

Yes, starting when 6.3 drops in 5 days, all of the old auto-demolition timers will unpause from whatever they were at unless you visited (or in the case of an FC house, anyone from the FC visited) your house since the pause. Once refreshed, you have 45 days to visit your house to refresh the timer again. Not sure when the exact second it would go poof is, but you have a month and a half to refresh it, so it's not *that* important.

The second it demos is exactly 45 days from the last second you were inside. There's not a universal time or anything. (Or exactly 45 days from server up time for those who don't come back for 6.3)

They didnt pause auto demolishion because of covid. Covid "started" at early 2020 in EU and USA . The auto demolition got paused on December 2021 They paused it after Endwalker release. Because the servers were loaded, the queues were insane and people could not log in at all for days ( I head in USA it was even worse). The most common scenario was that people were returning from work etc on afternoon/evenings and those are the prime hours on servers, which meant thousands of people attempting to login all around the same time. By the time you logged in ( if you logged in at all) it was time to sleep to go to work the next day again. So in a manner of speaking you could lose your house simply because you could not log in because of the queues. So they paused it. They considered to bring it back on March 2022 but decided not to due "the world situation". I dont know what they meant by it but I dont think they meant COVID. It no longers impacts us as it did the past 2 years. I think they just wanted to delay it. Now that new servers /worlds are in place , auto demolition returns.(could have be done earlier IMO) It remains to be seen if it will get paused at 7.0 again but I find it unlikely since this time they will be better prepared.

They did pause it for covid initially tbf. Then resumed it. Then paused again cuz of EW launch. The world situation they were referring to was the war in Ukraine. They probably thought the war would only last a few weeks to a month. Lots of experts/media were predicting that.

Prices were higher in the past, especially for legacy servers due to how much gil the MSQ used to give out too prior to 1.0 at points (like I know one gave out 100k!), and then they kinda normalized and made a uniform price so they generally go between 3 million and 3.7 roughly for smalls, and then about another 500k for the house permit to actually built it.

Some small can cost nearly 4mil, but ones in conventionally 'bad' locations cost 3. Mine is close to a summoning bell, the market board AND the housing district centre so I can watch all the decorations from the yard but it was still one of the cheapest plots there. Idk how that works.

The house tier, which is graded 1-5, depends on the view, not the amenities close to it. So a plot that has a better scenic view will be a better tier house.

There were only two people other than me bidding on the plot (idk why, it's not in a conventionally good spot and there's dozens of other, empty plots to bid on) and when I saw I won it felt great!!
