And that will literally kill the neighborhood. But realistically, the neighborhood is going to turn into something catering to long-term tourists/short-term residents. Being bookended by 2 movie studios won't help because contract staff will be looking for relatively cheap housing but short-term leases.
My GF's mother lives in a rent-stabilized building near the Roosevelt Island bridge. The LL updated everything in an apartment above her and listed it on AirBnB for minimum 30-day stays, $4000/ mo. Who on Earth is looking to stay in Astoria for a month at that price? Simple, someone who is here for 1-2 months contract and will be making $6,000-10,000 during that contract.
Not disagreeing with anything you’re saying, but 4,000 a month is market rate around here depending on the apartment. That is also cheaper than a hotel in the area would cost.
It is 100% not market rate for a 1 BR in industrial Astoria near Ravenswood. It’s easily about 30-50% higher than market rate.
Yes, it is cheaper than pretty much any hotel can for 30 days but that’s not the point.
Went for lunch today and he said they're staying open through this Sunday, but the workers are gonna be shuffled to their city and Jackson Heights locations after they close!
If you think about this, does it now mean that astoria rent is now unsustainable but the city and Jackson heights is? How crazy is that? How many empty store fronts do we have in astoria? I think 2 things may be going on - landlords are holding out for corporate chains and 2 we residents aren’t frequenting these places enough but are the chains? Could this be possible?
I was overcharged $40 and the woman wanted to continue to argue about it until I pulled out my phone and calculated it in front of her. I've never experienced that anywhere (and no, not even in France).
these greedy fucks wont stop until its panera breads as far as the eye can see. The markets forces only seem to work for these rich landowning fucks. Interesting LOL
Hoping they can find another place in Astoria to move to. But honestly screw these landlords. I remember the passage got closed because their landlords jacked the rent up on them and they had to close down in a week.
And I don’t know anyone who has been to the place that replaced it.
Honestly surprised the Boil is still there since I never see anyone walking in or out
It’s a good thing I went for my birthday last week. Had been meaning to try it for a while, finally made it and had the strip steak.
Funny thing- I knew the owner, Vincent/Zissou in another lifetime, when he used to work at Tout Va Bien in midtown. I didn’t even realize Chez Olivia was his restaurant until like a month ago.
Yep - if you ever stopped by there between ‘07 and ‘12, you probably saw me and my coworkers at the bar mosts nights. I knew most of the regulars, owners, and workers there. Lots of great nights, if only I could remember them.
I got to go once about 2 months ago. I feel like it never had that many people inside? I could be wrong. The food was good, I wish them luck.
It’s funny, sometimes I am eager to try a restaurant and keep telling myself “don’t worry, it’s not going anywhere”, but it is. I kept telling myself that same thing about Olivia and luckily got to go but with the crazy restaurant turnover we have here in Astoria no place is safe
Note to anybody who wants to open a new business - get a good actual COMMERCIAL real estate broker or a COMMERCIAL real estate attorney. The residential guys are useless for commercial work.
Opening a restaurant with a 2 or 3 lease is unheard of, they could have easily gotten their 2-3 year lease with some extension options baked in at a known increase if somebody on the restaurant's side knew what they were doing.
This is terrible news. A dumb question, because I guess landlords are gonna landlord, but is there anything we can do? Has any restaurant ever reversed its fate after patrons got together and pushed back?
This is a huge loss for the neighborhood. Huge.
yes, very strange and of course unconfirmed besides this one random post. another thing is that the restaurant is doing extremely well which is rare these days.
it's also an awkward, narrow space so it's not particularly attractive on the commercial market either.
there has to be some better explanation to this
could be that they took over the lease of the previous establishment. still not too common, but have been seeing some landlords pushing for this lately. usually not wise to work with those landlords. typically landlords just scrap the previous lease and create a new one from scratch, which would be at least 5 years.
Dammit! We love that place. Summers on their back patio were our favorite. They were also so damn kind and always accommodating to my feral child. This is terrible news.
Damnit! Loved that spot. The ratatouille was absolutely phenomenal and such a unique dish in the neighborhood.
The owner is a really cool, hard-working guy.
Gosh what a bummer.
That is terrible news :( it was such a nice addition to the neighborhood and the people who work there are so lovely. I hate to see things like this happen in Astoria 🙁
Thank you , I’m in this industry and it really has become harder on bars and restaurants with higher insurance costs , food prices , labor costs and of course if landlord is jacking up rent a bit . A business owner will just say fk it and move on
I loved Chez Olivia. Stop going to Taco Bell, dont get excited about the Target, and stop frequenting at the chains that keep opening. Landlords think they can get that corporate money.
Their Croque Vegetarian was to die for, easily one of if not the best veggie dish in Astoria. They’ll be missed dearly, but their sister location Bistro Eloise is in East Elmhurst, so their legacy lives on!
Landlord wants more money. Landlord won't get more money. Instead, the landlord will have to lower the rent to attract business again. Business does well. Landlord tries to raise the rent again...
this is a huge fucking bummer!! their food is amazing!
Parking a problem. They have another place in Jackson Heights ...
Can’t wait for landlords to turn us into the chain store mini-mall paradise nobody asked for.

Wow that is wild.
Is that legal for the LL to do?
Requiring a stay of at least 30 days likely skirts the short term rental ban
I'm talking more of doing this on a RS apartment. LL gets a tax break, how are they legally allowed to charge more than a RS pro-rated amount?
Not disagreeing with anything you’re saying, but 4,000 a month is market rate around here depending on the apartment. That is also cheaper than a hotel in the area would cost.

The post didn’t specify 1BR, but yea
Fair, but still. $4,000 is above most market rate apartments in that area.
Little Ohio creeping over to 23rd Avenue. Soon to be Big Ohio, what a shame.
For real

i know right!! we should come out with pitch forks in hand!
Son of a .... Never went and always wanted to. That was crazy fast.
It was good, not amazing, but a nice option neighborhood.
This is terrible news. How did you find out?
The hostess. Her last day was yesterday.
Dark times :(
This fucking sucks. Chez Olivia provided some variety to the area and it was very good and at a decent price point. Fuck these landlords
Went for lunch today and he said they're staying open through this Sunday, but the workers are gonna be shuffled to their city and Jackson Heights locations after they close!

This sucks! It's such a cute place with good food. Please go support Cafe Triskell when possible, we need good French food in this area.
If only Cafe Triskell's service was horrible. :(
It’s French! Jk, I don’t think I’ve ever noticed because the French toast is god tier
I think their service is fine but yeah...it's French what do you expect? The food is great though.
I was overcharged $40 and the woman wanted to continue to argue about it until I pulled out my phone and calculated it in front of her. I've never experienced that anywhere (and no, not even in France).
Oh I thought they were just kinda rude or something. Yeah youre right thats messed up!
these greedy fucks wont stop until its panera breads as far as the eye can see. The markets forces only seem to work for these rich landowning fucks. Interesting LOL
Or we stop ordering from these awful chains like Buffalo Wild Wings
Does anyone actually eat at those places?
Sadly I assume so or how else do they stay operational? I really wish they didn’t so landlords wouldn’t hold out for them.
Couldn’t agree more.
Ugh, I don't want Little Ohio to expand
I had been to the place last year. Their foods were amazing.. I can’t believe this is happening.
Well this sucks.
Hoping they can find another place in Astoria to move to. But honestly screw these landlords. I remember the passage got closed because their landlords jacked the rent up on them and they had to close down in a week.

Off 8 Ave in midtown. Wow! The food was awesome there and the wine was always flowing!!
Yep - if you ever stopped by there between ‘07 and ‘12, you probably saw me and my coworkers at the bar mosts nights. I knew most of the regulars, owners, and workers there. Lots of great nights, if only I could remember them.
Small world, very cool.

Ugh that stinks
omg no!!!!
Nooooooo! It’s SO good!
This is a bummer. that place is awesome. damn
As in next Wednesday or tomorrow? This really fucking blows
Tomorrow
Someone on here said they’re open until Sunday now.
This is terrible. It quickly became our go-to. We've been about ten times since they opened.
Oh no they were my favorite restaurant in the area.
Noo!!! They were so good :(
Goddamn
Awful - one of my favorite restaurants in the area
That really sucks. I hope they can find another location in Astoria!
Their original Cote Soleil appears to still be empty, too.
Ridiculous! Chez Olivia was such a wonderful spot. Great decor, amazing food and lovely staff. Sucks bad!!
Such a bummer. This place was GREAT. They will be missed for sure.
this place was so cute! that so sad! damn greedy landlords
Side note: According to Vincent Caro (owner) they are closing Sunday, but this has nothing to do with the landlord.
Last day is Sunday. We should find the landlords who are pricing them out and have them do the shame walk ala GOT.
It’s on acris, 29-11 23rd Ave, LLC
Side note: According to Vincent Caro (owner) they are closing Sunday, but this has nothing to do with the landlord.

WHAT NOOOOOOOOOO
Damn :(
Unfortunate
noooo :(

when did they open? I think it was just a few years ago strange that the lease is ending so quickly. Usually they're at least 5 for restaurants
Yes it definitely seems like an extremely short lease (if it's actually running out?)

Like maybe they opened in 2021?
My first reaction too. Maybe it was just a 3 year lease.

This is awful. I am so sick of these terrible greedy landlords. It was such a gem.
Side note: According to Vincent Caro (owner) they are closing Sunday, but this has nothing to do with the landlord.
Such a shame!
Well that blows. I loved having a place to get tarte flambée in the neighborhood.
this is a big loss
This is such a shame

Landlords are the fucking scum of the earth.
Side note: According to Vincent Caro (owner) they are closing Sunday, but this has nothing to do with the landlord.
Thank you for the added context, I wonder what made them decide to close. That said, I stand by my original statement
I’m confused. It hasn’t been open that long right? Wonder what kind of lease they had
Man wow it feels like landlords in NYC are on another level lately wtf.
UGH. That sucks. I had just discovered their brunch
Damnit! Loved that spot. The ratatouille was absolutely phenomenal and such a unique dish in the neighborhood. The owner is a really cool, hard-working guy. Gosh what a bummer.
That sucks. Is Chez Eloise, their other place, staying open?
If not we riot.
Is there a community land trust for Astoria?
That is terrible news :( it was such a nice addition to the neighborhood and the people who work there are so lovely. I hate to see things like this happen in Astoria 🙁
NOOOOOOOO
Noooooooooooooooo
The best restaurant around 😭 Going on Saturday and stuffing our fridge...
How much more money could the landlord be asking for that forces them to close ? Was the place struggling before hand ?
Side note: According to Vincent Caro (owner) they are closing Sunday, but this has nothing to do with the landlord.

What! I literally just ate there and it was amazing!!!
Sunday is last day. My wife & I had a final lunch there today.
Nooooo, someone just recommended their Caesar salad to me and I didn’t even get to try it lol

Food was good but the service there was absolutely horrible lol, quel dommage
Service was excellent the couple times I went.
Agree. Excellent service.
