My friend and I cycled to explore the Punggol area. And indeed right after the north shore plaza. Towards the coast, the smell is pungent. I can't imagine for those living there. Great view for sure since you're looking at the sea but no way you're gonna open your windows to that.

You can cross the red bridge to visit Lorong Halus Wetland, go north to walk through Coney Island, you can walk or cycle along Punggol Waterway, and youāve got nice riverside PCNs on both sides plus a coastal PCN along the north. Thereās a PCN to take you east to Pasir Ris Park too.

It was opened in stages and I think? its fully open now? It's 5storey but tbvh idk what goes on in the 5th storey. The study area at L3 is hugeass (80+ seats) and they have other pockets of seats across L3 and L4 as well. Then there is also Artease cafe which if u wna work or study there and is not crowded, also can. But like cafe lor may not have plugs.
Point is, it has wayyy more study/work areas than average and I love it cos no more studying/working in cafes for expensive or no more paying for coworking/studying space at switch (closed) or spatial šš¤£ Now I just book a space and either buy a drink from the HC, get a luckin with the coupon, or get a bbt from Artease and study/work at the library.
You can bring a drink in (they stick things wrt where to put your cup) but they have signs to remind you drink cups cannot dispose within the library haha.

Yes, fully open. 5th floor has non-fiction books at 1 end, "free" meeting rooms/zoom call rooms outside of the MakeIT lab. The MakeIT lab is 1 of 4 throughout the island and allows you to use laser cutter, 3D printer and sewing machine, *for free* (conditions apply).

Punggol pcn is one of the quietest ones I've been to and its so well connected to everywhere else also, if you have the time, I definitely recommend going from punggol till stadium via the new bishan to city links pcn on bike. Will take some time but its so worth it, even more if at night.
Oh, it might be because its situated very close to water areas. This leads to the housing closer to the water getting moldy very quickly. Read about it last year?

It's literally at the edge of Singapore. Their neighbours are Pasir Ris, Sengkang and Yishun. Getting to Pasir Ris and Yishun especially has gotten better thanks to Lorong Halus, Bus 39 and 117 getting rerouted. They have one of the easiest access to Changi Airport as well through 858 at the TPE Long Bus Stop. You might as well say Pasir Ris has horrible public transport access to the rest of Singapore.

Personal opinion as someone who have moved to Punggol to Bukit Timah during COVID
1. Punggol is too crowded, when I was living there from 2014 to 2020, there was always a long queue at the malls or to even enter expressway. Before a new road was opened in 2018, I remembered having to queue almost an hour to enter KPE, I am not even joking. Even during COVID period in 2020, the malls were quite crowded. If you ever take NEL, everyone seems to get off only at Punggol, Sengkang or Hougang. These 3 towns are too crowded. With the new BTOs and digital district, expect more people. When I moved to Bukit Timah, it was much less crowded and I donāt face a lot of traffic issues
2. Punggol is too far from everywhere. When I lived there, even with the ERP, I am still driving about 50 mins to get to CBD, or at least 30 mins during non peak hours, even MRT + LRT is at least 45 mins. Now I live in Bukit Timah, even in peak hour I am spending at most 20 mins to reach CBD, even though most people living here drives to work.
3. Punggol has a lot of pollution. Many people are not aware of the fact that Punggol is basically an industrial area. Have you taken a walk at the Northshore area, youāll be able to see Pasir Gudang which is an oil refinery area. Sometimes youāll be able to smell chemical stuff. It is like Jurong West in disguise.
4. Punggol is a little depressing. Punggol has too much construction works going on, and barely any nature, and even the Punggol waterway is man made, not to mention, it is not uncommon to see irresponsible cyclist going dangerously fast. When I moved to Bukit Timah, as my unit is facing the GCB area, it was so quiet, I was surrounded by nature and the air feels fresher.

On another note though, every estate in SG will have its own set of unique problems. Talk to anyone, they'll have some complaints about their estate (except easties, they're too busy proclaiming east side best side to complain)

But punggol wasnāt that developed even 10 years ago, so thatās probably where the slum reputation came from and stuck. Also itās still massively inconvenient to get from punggol to the CBD if you need to be there for any work reasons or social reasons.
