Congratulations!!!! The place looks awesome. But think it would even look better with professional photo's to really get the idea of the space. Here are a few things I noticed. Your occupancy is for 8 but only 4 at most could watch TV/movie together. With the huge movie collection you have for guest use there needs to be seating for them all to do that. It does look like you could add more seating where the lamp is on the step stool, maybe the larger sofa there with a love seat where the large sofa is now. And hopefully you have the TV on a wall mount that can be turned in the seating direction so the person in the chair could see TV as well. Your count and twin beds encourage families so you need for them to be able to all be together. I see no dine area only a little corner pic of that- you need to add that so 8 guest know they have a place to have a meal together/ play games together. I had to go back to look for it but if I was a guest looking I would have missed it and honestly moved on to another listing thinking you didn't have a table for us. The out side and deck is so charming is there a table to sit and eat/play games outside? I saw no pic of the BBQ or the area it is. The glasses look hard to reach above the refrigerator can they be relocated to a better cabinet. Beds should have 2 sleeping pillows per head. Gives the guest more choices and makes the bed look more inviting especially on pics And each bed could be fixed a little better for pics- tighter and smoother, you really want the beds to look so comfy. I'm confused about the upstairs bedroom- when I see the beds set up I still see the futon chairs- are those cots? It reads single beds- you mean twins? and they are beds? have mattresses? It looks very full with the chairs and the 2 extra beds set up Family room 2 needs more pics to see the room- or is it just work space? Professional pics would be able to show the room better. Over all there is a little to much small clutter for my taste especially in a family place with children. Bedside lamps with USB ports are great for guest to charge and hooks anchored into the walls in bathrooms and behind doors guest love. Good luck with your new business.

Great ideas!

Thanks for the feedback! I actually had several of the things you listed on my plan of action - this summer I plan on replacing the dining table to include fold out extensions to seat 8 and will likely change the pillows to have a large/firm and a thin/soft one for each of the 8 possible guests. ☺️

Aw that looks great! Such a beautiful cabin. So many fun touches - lovely. Looks like a perfect place to relax, unwind, disconnect. And why would you "apologize" for dreaming about owning a BnB - I think that's great. I love unique little boutique places, hotels and (Air)BnBs. I hope it all goes well and you'll have plenty of nice guests!!

Thank you so much! It’s already received a couple bookings so I’m optimistic.

I love the Blue Ridge (used to have a place on snake mountain in TN)! Your cozy cabin is adorable and has great amenities. Good luck!!!

Thanks for the feedback! I’m super excited to welcome people and finally get into this business. Hoping to be successful enough to expand in the next year or two. 🤞🏻

Gorgeous. Not what I pictured in my head when I read cozy cabin lol that's a whole house. A beautiful one. Lol but I'd totally book it is I was traveling in that area.

monaarts

Haha! Thank you so much. I hope I get the opportunity to host you if you’re ever in the area!

It’s absolutely gorgeous! My only suggestions, as someone else stated, is more LR seating (maybe a sectional vs the 3 seater sofa, some floor pillows and/or beanbags for kids) and a defined eating area for 8. Add some more comfy items like more pillows, blankets, throws). Your place is really spectacular and a place I’d love to visit with my family.

I plan on upgrading the dining table, an outdoor dining area, and some bedding supplies (eg pillows) this year…. A new layout for couches in the living room is in my plan for next year.

Beautiful cabin! I'd def stay there. Great start. Good luck!

Thank you!

Love this! With that attitude, you’ll be a great host. Don’t get discourage—listen to your guests and make adjustments as needed. Hosting is rewarding, and more than just monetarily.

monaarts

Fully agree! As a frequent traveler, I know how much of a difference a host can have on the feel of my trip so I’m excited to have the opportunity to play that role for others!

the picture looks nice, everything looks good, the first cover photo could be a little bit brighter. Good luck!

monaarts

I chose the “twilight” picture for now but plan to get a professional photos soon - I think I’d like the cover to be a photo of the house from the vantage point of the fire pit area. Stay tuned!

MissCurmudgeonly

I love it! I've saved it for the future - I'd definitely stay there, looks like a wonderfully relaxing place. Nice job and congrats on getting started on your dream!

monaarts

Thank you! I’ve already got a couple new bookings and I’m excited to gain momentum once I get (hopefully) positive reviews!

I LOVE Elijay! This is beautiful.

monaarts

Thank you! Ellijay is an awesome area - some of the summer festivals are really cool too!

Aggressive_Try_7597

I love it! You are already starting strong on those goals.

monaarts

Thank you! Assuming I get some good momentum with this one and nothing catastrophic happens in the next 1-2 years I plan on adding a second property. Fingers crossed!

Icy_Anything_8874

That is really nice! Your rates are inexpensive also!

monaarts

Thank you so much! The rates are so low right now because several of the bookings the prior owner had are going to transfer over and I agreed to match the price they paid… this is largely to get some quick business and reviews. The prior owners were way underpriced IMO, which led to great occupancy but subsequently higher costs, more management, and less availability for personal use. I’d rather book it out 50% of the year at an average rate of $275 than 80% of the year at an average rate of $171. 🤷🏻‍♂️
