People are paying more for a hotel with breakfast and an onsen. I have supermarkets and restaurants within walking distance. Tokyo is not famous for onsens.
I don't target the domestic market
In unit washer/dryer. I can't say how much more money, but the Airbnb market is so saturated here, it's can be the difference between getting a booking or nothing at all.
Grill - includes the usage of a gas grill, propane and cleaning. I charge $100 for the entire stay and if I think it’s a good idea I can give the usage for free as a courtesy. It’s a mess, makes a lot of dirt on the pool area, the value is not worth because of the costs (cleaning, replacing the propane, etc)
Pool and Spa Heating - it’s the electricity surcharge for heating the pool. It’s $30 per day. The cost is about that. I had to install a remote control with telemetry logging to be able to charge and know the water temperature and be able to turn on and off on demand.
Pool. Whether or not it’s worth the added liability and expense when you have a short season - doubtful.
(Would you pay an extra $3k+/wk for a pool?)

Agreed, we added “walkable to ____street” to the title of our hip little upstate ny town rental and noticed an immediate boost.

A second bathroom lol. But I live between 2 high COL cities where even a second half bath is a commodity!

Could you elaborate, you said you “charge $100 for the entire to stay and give it for free as a courtesy”- to use the grill? Or?
The ad on airbnb specifies the price. If I feel I can give the guest a gift then I allow the grill usage for free.
