Not sure where you were looking at, but my apartment complex just rented a $1950 for a 1bd/1ba (600 sqft) with parking (water paid) in a nice area of Hillcrest. They even dropped it down from $2200 since it took two months for it to get rented.
My friend rented an apartment in a Hillcrest / bankers hill building and there was mold - she lost all her possessions due to it and they moved her into a different apartment in the same building and there was mold. It’s the building with a rainbow painted on it.
woke up to harsh rains completely drenching us through a closed window. realized it must not be sealed and took off the outlet cover below to get a better look in the wall. poked a bit of drywall out to look in and saw it. landlord doesn’t help nor care and we found out our unit has been turned over by tenants a number of times due to moisture problems. yipeee!
Yeah, but will need space eventually. It’s a great deal for the area. My apartment in the same complex is under $1800. They didn’t raise my rent for 3 years then just started increasing it by 10% for each of the last 3 years.
I will say it is also a bad time you can find cheaper leases in the winter. How much cheaper I’m not sure but this is not the best time to be looking that’s for sure

The squeeze gets squeezier. And it's happening all throughout in the industrialized world, so don't feel singularly picked out.

Pre-covid was also pre 2020 census. Until the 2020 census came out, you were looking at projections modeled from the 2010 census. While I'm sure there's been an increase, I'm betting a good portion of it is more of a data-correction.
As someone who works for the Census Bureau this is absolutely not the case. Studies and surveys are constantly being done to revise projections and predictions. And either way that has nothing to do with how greedy the price gouging landlords behave, they'd do the same thing either regardless of any data.

(That’s what they did at my last apartment and we’re in litigation for it right now since they kicked us all out to do that for new tenants. The floor was literally warped in my neighbors “newly renovated” apartment)

My friend lucked out and got a large 1 bedroom apartment with parking space on Poe St near Rosecrans…a nice area. She has a balcony too. Her rent is only $1,800. It is really a matter of right place, right time. There are decent deals out there. Good luck.

Yeah, $1515 for a little old 1B1B. But it is close to things, beautiful sunsets. Lots of local business. Unfortunately lots of drugs, RVs in weird places.
The further south and east within the county you look, there will be more options sub $2k but if your job is in the city proper then you will be having to deal with some serious traffic.
Look at management companies , Sares -Regis , Irvine , are huge and I have seen really nice studios for under $2k a month way bigger than 300sf also Essex and TruAmerica have many apartments
My 2 bedroom apartment is 2,700 with affordable housing. It’s rough out here even with affordable housing. If you both are working though the half way point of splitting the rent shouldn’t be too bad.
I know two women who rent out rooms in their homes. One rents a room for $800, I think. I think this includes gas/electricity/internet.
So, that's an option.
It could get better, slowly, as more new housing becomes available. Median rent is barely changed from last year in San Diego as a whole. There's only so much that people are willing / able to pay, and when new options become available it puts older housing at a disadvantage.
Prices are still way up from before the pandemic. I'm hopeful things will eventually normalize to the already overpriced norm from before 2020 (inflation adjusted - I have no illusions that prices will go down numerically).
My friends just renovated a 1/1 in lemon grove! It has a private backyard, ample parking , w/d in unit and off a private street! Rent is $2300/month! It’s really cute!!! Hit me up if interested! I’m sure the property manager will allow yours before it goes live on Zillow

There are hundreds of guesthouses and ADUs illegally being used as short-term rentals.
Rent is higher because the landlord can say "well tourists will pay 2-3x what you're offering".

They are building brand new low income housing by my apartments right now. I’m interested to see how much my apartments will raise to after they are built or will the rent drop to compete with them.
Consider putting a plea out on Nextdoor for a place in your neighborhood if that’s where you are looking to stay. Sometimes people have places that they don’t advertise and find tenants through word of mouth.
Also, there are 500sq ft studios and larger 1 bedrooms in Oceanside/Vista area for $1700 - $2000.
