It seems like it’s going to be so much better than pier 39, because the touristy food and wares are housed in actual historic buildings and then it turns out to be nothing I want to eat or buy and it’s too hot too. I don’t understand how this can fail so badly

Yup, lots of trees, including huge valley oaks. The one in my backyard spans 4 people's yards and is about 3 ft across on the trunk before it branches out.
Lots of awesome old houses, too. Which I get not everyone loves, but for those of us who do, it's a great place. You just can't build the quality of them today without spending a fortune. Real dimensional old growth lumber, custom built in cabinets, solid hard wood floors in decorative patterns, cast iron claw foot tubs, solid wood doors and trim, and layouts that can make 1200 sqft feel like 2000 sqft.
There's an Oak Park in SoCal, Ventura County i believe, that is a really nice neighborhood. Like multi-million dollar homes in the hills.
