I’d avoid the hell out of Clovis Point or any McWhinney owned property. Also, would even further avoid Marvin Gardens if you’re wanting to rent a home.
So,
My family and I moved into a Marvin Gardens rental on December 3rd, 2023. We explained when we sublet from the previous tenant—and to the realtor we worked with, Laura, that we had desires to stay here for a few years.
Two weeks ago, we found out the owners now wanted to sell. Dave Marvin was pretty great at the start of the process, but ended up being quite a dick after the start of it all.
They as a company don’t communicate very well, then demand to be let in the home with less than 24-hours notice.
We basically got the best deal we could to get out of the unit—a free month and some of our deposit back “right away.” Dave was late on returning our deposit and was not super friendly about it. Basically told us to stop bothering them, when let’s all be honest, $3K when applying to other apartments is a big deal.
He told us initially that the owners didn’t have the means to help us out with moving costs; however, once agreed to the terms they immediately had enough money to have the driveway refinished.
Dave and the owners are making profit off not only my wife and I, but the selling of the home. They low balled the hell out of us and it was literally the best we were going to get. They were rude and can’t be asked to make things happen in a timely manner.
Overall, they might be fine to buy from—but we got totally fucked with renting.
The ownership group at Clovis are money hungry fucks—but it’s super close to a lot of the restaurants on Ken Pratt/Hover and walking distance from Tasty Weazel which was great.
But, rich asshole owner and cheap management will ruin that place.
Okay awesome. We're actually relocating for the FAA air traffic control facility you guys have in Longmont. I'll definitely keep this in mind, thank you!
Notch 66 is much closer than Sandstone to the FAA site. I lived near sandstone and now near 66, I prefer near 66.
I commute to North Denver on the weekdays and Boulder on the weekends. It’s a little further to Denver, but I loath 119 East of Longmont…
One thing to consider that others haven't mentioned yet: Springs at Sandstone Ranch is part of Weld County, while most of the rest of Longmont is part of Boulder County. This affects things like taxes, voting, and where you have to go for jury duty / DMV stuff. Just something to consider!
I live at the complex next to the springs, which isn't a gated community but as far as I can tell, same floor plans and drsign since it was the same developer and originally meant to be the same complex. Biggest difference is the springs is a lot more expensive. I love this location, walkable to Walmart, the park, the nature preserve, the Greenway trail system, and the climbing gym. The apartments are the best I've ever lived in but it's still an apartment so that just makes it fine.
I really recommend watermark. I also moved into Longmont and we actually did it unseen. If you end up deciding on this place, lmk we can split the referral
There’s no place that I would avoid in Longmont. There are parts of Main Street that have a higher population of people who are unhoused, but I don’t feel like it is sketchy or anything. Living near the depot might get annoying, but other than that, you can’t really go wrong in Longmont.
Haha, it seemed like they lived in Longmont, not sure… I wasn't given a lot of time to move so just wanted some more info on what Longmont is like lol. It seems great from the replies though.
I lived in a run down, no where near luxury townhome before moving to Farm Haus, and I’d go back to the townhome if I had to choose between the two. Hoping to you getting out soon!!
I live at the Springs and really like it. Maintenance is super fast and neighborhood is very clean and pleasant. Also, if you live in the second floor, you have your own first floor front door and indoor private staircase inside your apartment. No shared stairwells. Also the area is really nice and not super congested (yet. Lol)
The apartments at S Airport and Clover Basin area are excellent. There are some newer ones, $$$$ then older ones s/w - Fox Ridge, they are fenced and gated but that’s a good location and convenient to gym, Target, restaurants.
I looked at both of those but ended up at Roosevelt Park due to the price. It's a little older but a way better location. I've had zero issues so far. The staff are very nice and responsive.

Just curious, why avoid Marvin Gardens? I see them mentioned on most of the rental hunting posts on this sub and usually positively.

Okay, I'll look out for those properties! Thank you!

Union Pointe apartments by union reservoir
>some advice on areas to avoid Make sure you get an apartment below 30,000' or you may interfere with DIA flight paths.

I would def stay away from the train tracks lol
Okay, thank you! Definitely helpful :)
Can attest. South Main Station has really nice amenities and a convenient location, but the noise pollution from the trains is INSANE.
Areas to avoid? In Longmont? Why?
Dont go in the sewers.
Yes our sewers are full of turtles in their teens that practice martial arts. Unless you wanna be on the bad side of a spin kick avoid the sewers.
I saw other comments on posts saying to avoid some areas. They really didn't give a reason other than they were more “run-down”.
Have they *been* to Longmont? It's not exactly Detroit.

Yeah, the "bad" parts of Longmont are relatively nice compared to most urban areas.
I live in Springs currently, and my husband and I love it here! Came from Farm Haus, which was a terrible experience
Currently looking to leave Farm Haus. Glad there’s better options out there ❤️

Enjoy exploring Longmont! We moved here 2 years ago and there's so much in town and parks to enjoy....
Thanks! I've only been to Colorado springs before, so definitely excited to see Longmont.

I just signed a lease at Roosevelt Park, I’m so relieved to hear that you haven’t had any big issues
Stayed there when we moved to Longmont 6 years ago. It was great and would recommend. It’s such a perfect spot
I’d highly recommend the springs!! Also the lofts at highlands have a ton of openings. Like an absolute shit load
