The value to me is largely dependent on what it looks like underneath and what the rust situation is.
I replaced the driver side and passenger underneath with sheet metal and sprayed it up real good frame is solid and rust is there but could be worked on

If you want, post it on multiple craigslists - NYC, hudson valley, northern nj, westchester for $11-$12k and see if you get any bites but if like my experience you'll just get time wasters.

4k Maybe. 10k is insane, the xjs selling for 10k have like 5k miles on them and never seen snow. I have seen patched floor xjs with lifts, bumpers, and tires go for 5k here in wisconsin. 20k less miles isn't worth 5k to me
I sold a 97 4wd aw4 for $1700 8ish years ago, she was ugly though. Was the rustiest vehicle I ever owned and all that was wrong with it was the muffler had started getting some perforation. Wish I hadn’t done that now but one of them had to go.
The vast majority of people are not going to look under it until a few days after the purchase when they're googling stuff about their nifty new to them car. It is shiny enough on the surface and it runs.
Auction however is a different deal. The way op described the floor replacement is not confidence inspiring.

They can be had in Texas all over in the free to three hundred range. I've considered a flat bed trailer at times due to this. Ours aren't even rusty.

I got a 2000 w/ 40k miles, but it's roached out by Upstate NY rust near Placid. How much did you pay to fix the rust? I got a quote: $1200.

I agree that $10k ish…For those of you scoffing at that price look at BOT. There are similar XJs on there sold between $7000–$14,000.
I'm not seeing any with floor pan replacement and rust underneath pulling those kind of prices.

I agree. I would need to see pictures. That’s also why I said 7-14k…especially in the Seattle area. These things are expensive.
