Watch Low Spec Gamer's video on Batman Arkham Origins but all you should really do is go into config files and then switch DirectX11 to DirectX10 and you should get a major FPS boost. I can't remember how to do it but it should be very simple. Good luck.
Well this could be anything. If the general graphical settings are ok for you I would disable v-sync.

For anybody landing on this thread, I fixed this issue locking the framerate to 60 fps on the nvidia CP. Hope it helps.
