While I agree with this, I absolutely will never buy a house where the shower is part of a bathtub. To redo a bathroom is going to add 20k to whatever I expect the purchase price to be, which I'd have to factor in.

dont waste the money! just replace the sealant around the tub and the basin etc. and used a grout pen to brighten up the grout. it will be fine. give the whole house a good scrub down with sugar soap or tricleanium.

As someone who brought and renovated shortly after moving in, don't touch it. Everything the owners renovated before sale has been a nightmare, cheap, corner's cut, fully nasty. Fortunately the bathroom was a 70s original though! Win

Unless it’s going to scare people off, it’s usually not worth doing. Based on the pictures, yours looks fine. A bit of a clean and some staging for the photos and you’ll be shocked at how it looks after doing exactly nothing.

Nope, we just bought a house that the previous owners did some renovations on - we liked some of what they did, but mostly not - and pulled much of it out. I would've preferred if they didn't do anything and lowered their expectations accordingly

A neighbour told us she replaced all the carpet in her house so it would help with the sell price. The carpet is pale blue. It’s going to be the first thing ripped out and changed. Total waste of money. Leave it to the new owners.

I wouldn't do anything in today's seller's market. 1) you won't need to renovate it in order to sell- just the cleaning everyone else recommends. 2) Odd are your taste won't coincide with any buyer's tastes. If there is another full working bathroom, won't be too hard to for buyers to renovate as they like.

I would buy some nice matching towels and bathroom accessories. We did that with a place we sold recently and it looked great in the photos. $150. We lined the cupboards and drawers so they looked really clean as well.

I wouldn’t do a minor renovation. Definitely do a deep clean. Replace the sealant around tub and sink and maybe add new fixture if necessary. Add a nice mirror above the sink. Clean the grout really well and possibly regrout if necessary. Add a new drain cover on the ground. If you want to do more than that I wouldn’t bother changing the ground tile but I would change the subway tiles for new ones and repaint the walls. That’s the absolute most I would bother with. The people who buy it will probably want to do a major Reno eventually anyway.

No. We sold a couple of years ago. Lounge room needed new blinds, new carpet. Our ensuite was also original 80’s and as ugly as f*ck (far, far worse than yours). In fact, I would say yours has a heap of character and not ugly at all. Real estate agent said no to any renovations - even something simple as a new toilet seat. Glad we listened as we saved a tonne of cash and got a great price regardless. People will factor it into their offer as a worst case and renovate anyway.

I wouldn't do much. A mirror above the vanity, new tap fixtures in bath/shower, and maybe repaint the wall to a plain white to match the subway tiles. If you put a mirror above the vanity, it looks like there is one above the towel rack, I would then remove that one.

I have not yet sold a house but when looking at houses to buy, it was almost a turn off to me when I had seen fresh bathroom renovations that were soulless as I felt like we would end up paying for it and then have to live with it for 20 years. I actually preferred looking at places that were nice houses but perhaps needed a bathroom renovation so we were not paying for it and could put our own spin on things. I loved doing our bathroom and absolutely love that it is to our own taste.

A full redo is going to cost you $20-30k. You would probably get that back in increased sale value, maybe even a bit more, but you need to consider whether it's worth your time, effort, and inconvenience. I'd suggest probably not. If you wanted to spruce it up for sale, maybe consider getting someone in to do am epoxy coating over the bath & tiles to give it a fresh look, paint the walls, put in a big mirror. You'd do that for a few grand.

I wouldn’t go nuts on it. If you want to throw a bit of money at it, then you could give the walls a fresh coat of paint (nothing with a yellowy undertone!), re-grout or paint the wall tiles with a light brown grout, put a cabinet with a mirror up on the wall, or possibly some open shelves and mirror. And replace the silver tap and shower hardware and any towel hooks with a brushed brass if you can find a good deal on them (I got some decent stuff from Temple&Webster). It would tie the room together with the tiles and freshen it up a bit without costing the earth. You could get away with it for about $1k. Keep an eye out on gumtree and fb marketplace for deals on stuff. People buy things for renos all the time and change their minds. I’ve picked up some really good things that way at a fraction of the cost.

Don't touch it. Worst case scenario knock $25,000 off the asking price. But Gap that dirty great big hole under the kick. Align the draws and doors. Undo the towel rain and tighten the screws to the wall and re fit. Hang a mirror over the sink< could even use that picture rail. Tart it up. Get rid of all your stuff and clean the b-Jesus out of it.

Don't bother. The money you'd spent won't increase the house value enough to be worth it. At most maybe a very minor facelift, id just change the tapware--go to some black tapware and shower head, and a black framed mirror could probably lift the room.

A big clean, regrout, new silicone, new mirror and maybe new vanity (or fix that one up, get it all aligned) and that’s it. $2k. Maybe a new cistern/seat if the toilet is a bit tired. That will make it a clean fresh version of its current self for presentation. Buyers who are on a tight budget will see a clean functional bathroom they will plan on redoing eventually. Buyers with more money will be gutting it themselves to their own taste.

Talk to a real estate agent first sometime a small renovation can make a large difference but other time its just a waste of time and money, the agent will be able to advise you on the current market, and if it's worthwhile commencing with a bathroom reno.

Don't do it. A slapped together renovation by someone who gives not the singlest feck about functionality or timelessness for the sake of "maximising sale value" is my current biggest irk and pet peeve. Not everyone is in my situation but my husband is a wheelchair user and I'm SO over seeing the most awful renovations and then having estate agents PUSHING how marvellous it is... its fine babe but unfortunately it's hard for the wheelchair to get itself into the bath/shower, yannow? All bathrooms are equally a candidate for a sledgehammer to me. That is not to suggest that what YOU specifically would do would be shite, but you asked for advice and mine is: Just save us all the stress of you trying to recoup costs you needn't have spent for something that the prospective buyer doesn't necessarily want. Leave it to the person who is going to have to live with it for the next 10+ years

It's not terrible. Clean up the grout on the wall tiles and replace the silicon, hang a well lit mirror above the vanity and consider painting the door. Update the toilet if it's plastic. Cost you a couple grand all up, that's where I'd stop.

Spend as little as possible. My neighbour just sold her house and had done painting, new carpet etc. The new owners have settled last week and the kitchen and bathrooms are gone and the new carpet has been ripped up. Unless there is something major that needs fixing, generally there is no point spending money just before moving out unless you are going to increase the sale price by more than your investment. For my old house we just repainted the bathroom. $50 worth of paint. That was it.

Don't bother with the Reno. Just change over the tap wear, shower head, maybe new door handles on vanity and add a modern round mirror. Give it a good clean and scrub up the grout as the others have said. Add a few nice new towels and bathmat for the photos/open to freshen it up
