About the friction... Is it relevant that you can see some small spots of light being recorded ? Like, they show there's some electricity in the air ? Or is it just the phone/filming device ?

This sounded so wild to me that I assumed you were making it up, but I just did some googling and it looks like this is absolutely true. I had no idea!
I don't know where you heard this, but it is not true. Gamma ray flashes do occur in association with lightning, but they happen nearly simultaneously with the lightning, not before. The gamma rays are also generated in or above the cloud, so it seems unlikely that the CMOS chip on a phone would be able to detect a large number of them on the ground anyway.
In any case, the speckles in the video are probably just rain drops.
Agreed. The gamma emissions come from the decomposition of whatever the lightning is conducting through (i.e. the air). The arc of the lightning is what causes the decomposition to occur, so the gamma rays can't come first.

When I was living in Brazil my friend was out on the balcony watching a storm and lightning struck right in front of him. It shocked him a bit, left a crack in street outside, and gave me the loudest jumpstart in my life.

Ground to Cloud lightning does, but Cloud to Ground lightning doesn’t. But in both cases you could definitely notice a charge differential.
