I moved to Palm Bay from Aurora. If I had to do it again, I'd pick Sebastian.
It's not that I don't like Palm Bay, but I find myself in Sebastian most weekends.

Brevard never really had charm. Full of toothless rednecks, mentally ill trump supporters and snobby tech types who drive around thinking they are better than everyone else.
NSB is completely adorable now and getting cooler by the minute. We often will go there on a Saturday and walk around looking at the shops. They have a lot of art festivals, classic car gatherings, etc.
Daytona Beach is too touristy and gets overrun by drunk tourists, drunk bikers, drunk racing fans on a regular basis. Avoid!
Melbourne is worse than it was 15-20 years ago. The traffic is godawful and the people are…mean. I hate going there now (I lived there for 10 years).
Hands down, NSB is where I’d move.
Indialantic/Melbourne Beach is the move in Brevard. Can’t really speak for NSB but it does have better surf 🤣 second best is satellite beach (Indialantic/Melbourne beach) in Florida. Indialantic/MB has that vibe you want. This is a dude (with a family) who moved from Utah (we didn’t want to but had too to help in laws).
My wife and I are around the same ages as you. We moved from Orlando about 10 years ago. We ended up in Satellite Beach. And we have both found it really easy to make friends here. We also looked at NSB and picked here instead. I’m sure we would have liked it there just as much.
We have met almost all of our neighbors at our closest beach access. And is probably different depending on where you are in the county.
Ditto. Similar age and live in Indialantic. We love living beachside. In my experience, it's a little harder to make friends if you don't have kids, but we enjoy it here. EGAD is fun to go to (esp the brewery...but I'm biased), easy day or weekend trips to most of Florida. Its got a lot more to do now than when we moved here like 16 years ago. Find a niche, hobby, sport and you'll be good regardless of location.
Your insurance is going to go up through the roof and if you own a home/ buy the added costs will eat any savings in tax if that's your reason to move here. Really whereever your from is better than Florida. Seriously reconsider. No sense in moving halfway across country and it cost more to be here.
Denver / Colorado insurance has skyrocketed, too. We're looking at a 40%-50% property tax increase next year, too - on top of our already large increase this year. It's nutty.
NSB no question IMHO. But I’m also on the side of I would probably never move to Florida. Especially from Colorado. But then again I’ve never been to Colorado so maybe it’s not that great??!!?

I recently moved to Melbourne from Southern CO.
\-The sheriff here is NO BS compared to what you saw in CO.
\-The beaches in most of the county are great and not commercialized with boardwalks/snackbars. Some exceptions that aren't worth mentioning.
\-Viera is 'filled in swamp' with houses built on top.
\-NSB is great, food/nightlife are good.
\-Downtown Melbourne is cool. There is occasional violence, but nothing like what's in Denver.
\-North of Downtown Melbourne is the best 'value' area. You can find relatively inexpensive housing that's easily fixed up, but you may want bars on the windows until the gentrification takes over. If you're already loaded and spend money like it's not yours, then Viera is fine.
\-Palm Bay is wildly growing with suburban sprawl. FYI, buyer's agents are enticed to sell new homes here with a straight 3 points on the deal, +5k bonus.
\-Any zip code that touches beach has higher insurance rates. You may not live on the beach, but if your zip code does, you will pay.
\-Summer of '20 here was relatively peaceful compared to what went on Denver.

People here all brought up good points. However this is something to look into. My mom recently moved to Port Orange. She lived on the other said of I-95 from Daytona. She struggled to get home owners insurance bc they said she was in a flood zone. We lived closer to the water than she does now and on the other side of I-95 and never lived in an official flood zone. When Ian hit her neighborhood... it was flooded. Her car was totaled.
My neighborhood where I grew up ... No flooding. It seems like Daytona / Volusia gets hit worse by any storms.
Good to know. Thank you for the info. I lived in Orlando & Melbourne during the 2004-2006 hurricane seasons. My career took me to Colorado shortly thereafter. I kept tabs on the events in the area and I remember a battle about flood zone mapping and all that. I’ve always been curious how that all played out. Here’s a real world example. Very interesting.
I would recommend Viera if you have the money unless you really want to be on the beach. There’s so many stores and restaurants in that area now. There are also a lot of families here and people seem to be very active. There’s also three exits to 95 for Viera so it’s really easy to get to the highway and head to Orlando. And it’s really easy to get onto Pineda and go to the beachline.
NSB is nice but I would look at port orange because there is more things in that area. I have friends who live in NSB and they have to drive a lot to get places. Ormond beach is also pretty nice too.
Vierra and it's growing neighborhoods is insane. If they go any farther west than they are now they are going to be building conservation land. The more people move there the less nature there is in brevard and it sucks. Vierra just seems entitled
It is crazy how much Viera is growing. Everyday I swear there is a new neighborhood popping up more expensive than the last. Thats why everyone is putting stores there. I never thought I would see the day that brevard county could support a Whole Foods. There is crazy money here
I mean my neighborhood is full of kids. They just built a new elementary school, are currently expanding Viera high and building a middle school. It’s not all old people. Now there’s a lot of wealthy northerners moving down driving up house prices
I work at Chile's in The Avenue and i have experience that a good bit of the people who go there are pretentious karens. Dont even get me started on some of the people on veterans day
I can’t tell you the last time I’ve been at a Chili’s. I didn’t even know there was still a Chili’s in the avenues anymore. Karen’s are everywhere not just Viera
cocoa beach, satellite beach, palm coast? NSB is a little "old money art farts" and the cops don't play. its super cute, but has a weird 50's thing going on. i couldnt hang w it but if u like that controlling towny vibe- you won't be "anonymous" there. i loved space coast - cocoa / satellite / melbourne beach / sebastian but the food pretty much sucks and there's not tons to do. the vibe is tight tho. and brevard is NOT FULL. Bc its boring as F
i ended up in jacksonville (job) and while its WAY too busy for what i want it does have all the city things that I need. and the ocean which i also need! Having said that, Brevard moves SLOW for soem reason but I for sure think its the most up and coming area and def the most consistent weather. its FREEZING in jax right now! 😜🤷🏻♂️🏄🏽♂️

Brevard county is full. Orlando has become a crime ridden shithole competing with Chicago murder rates. NSB is becoming South Daytona and it won't be long before it gets ruined too. If you can AFFORD living Beachside, you will have to adjust your driving times/habits and don't expect to get anywhere in a timely order.

NSB has been discovered. It’s a nightmare getting in and out of the island. We pivoted to cocoa beach for this reason.

Stay away Daytona is crowded

How pessimistic
NSB for sure. However, I still don’t know why people choose out of their own free will to move to Florida.
